The 4 Stages of Foreclosure Opportunity

There are basically four time periods in which you can find foreclosures profits: "pre" pre-foreclosure, pre-foreclosure, foreclosure auction, bank owned real property.

1. "pre" pre-foreclosure: Don't let this confuse you.  This is NOT the same as "pre-foreclosure". This is BEFORE the foreclosure ever begins. It's the time during which the home owner faces the fact that s/he is not going to be able to make or catch up on their mortgage payments. 

Properties you can identify just before the lender begins foreclosure are very valuable,  because the homeowners haven't been found by other foreclosure investors. You will little of any competition.  Finding pre-foreclosure sellers requires marketing and advertising.

2. Pre-foreclosure: This is the preferred choice for most investors. This is when the distressed home owner has received a notice of default for foreclosure and is getting hundreds of letters and postcards from eager foreclosure investors. The preforeclosure period can last several weeks to several months, or longer.   Competition is fierce.

The key to finding foreclosure properties at this stage is consistency and persistence. There are a number of strategies that you can use ranging from door knocking to a sequential foreclosure mailing and anything in between.

3. Foreclosure Auction: This opportunity occurs on the court house steps or other designated locations.  This is a dangerous time for any but the most experienced investors.  Cash is required, plus a good understanding of title searching.  Find an experienced mentor if you want to buy at auctions.

4. Real Estate Owned (REO) Property: Foreclosure properties reach this stage when nobody purchases the home during the first 3 phases and title reverts to the lender/bank.  Good deals abound once the bank takes back property. A real estate broker familiar with bank owned property negotiation can be a valuable ally here.
